3. Setbacks & Lot Sizes
Every residential zone has minimums:
Typical ranges (Harrison’s bylaw):
Front setback: 4.5–6 m
Rear setback: 6–7.5 m
Side setbacks: 1.5–2.5 m
Minimum lot sizes:
R-1: ~550–600 m²
R-2: larger
R-3/R-4: varies by density
These matter because relaxing them lets larger buildings or more units fit on smaller lots.
